Many a time i have been asked why do i need an attorney and what makes one better than another if they all do the same job. Like all professionals, there are those that know their way around the laws/process better than others, have been practicing for a long time, many successful deals and clients, better at deciphering contractual information and negotiating, better at due process. In a transaction the RE attorney is the only person with a fiduciary responsibility (not the brokers, not the seller, not the bank etc...) -

Brokers have a fiduciary duty to their clients (that's not to say all brokers even know what that means).
