Discussion about 104 Charlton Street #6E
This seems an incredibly low price per square foot ($800+). Does anybody have information as to why it's so low--comparably to other seemingly similar condos?

My best guess is that they want a bidding war and sell fast. Any one who knows more details?

You might be right. This unit was offered at $3.350 less than four years ago and sold twice in last 12 years for $2.495 and $2.920.

But also tons of competition coming just on this block with Extell's 70 Charlton with 92 units, Lalezarian Properties' 102 Charlton with 37 units and Cape Advisors' 108-110 Charlton aka 537 Greenwich with 170 units. So maybe too much supply right now and this seller wants to get out while they can?

It also appears that #104 sold their air rights to #102 for $5 million. Wonder how these proceeds were distributed. Never seen this before where an existing condo sold air rights.

To each their own but I never liked this area which is neither Soho, Tribeca or Hudson Square. West Soho? I call it Lincoln Tunnel.

Ximon, The area has completely changed in the last 10 years. There is even a Trader Joe. Holland Tunnel traffic is indeed an issue but there are more amenities and west Side bike path and park. The same has happened to Tribeca right below Canal and all the way West.

I guess the place will need configuration. 2 Bedrooms at one side and living room on the other side. That is pretty typical loft layout. 3 bedroom will not work and you need new baths.

Not the typical risk you would expect in buying a condo in NYC. Hope owner did indeed get some money back from the air rights sale.

Heard thru the neighborhood grapevine that the seller is wealthy AND had a running feud with neighbors so it appears he wants to dump the apt with little to no regard to price and is ok with it negatively impacting prices in the building going forward. That being said, the building should still command good pricing (closer to $1,500 psf) due to unique character of apts, proximity to subway, recent improvements in the neighborhood, etc.

EOS, Will the middle windows be gone? If so, forget 1500 per sq ft as living room will not have any window unless you reconfigure.
