Do not rent this apartment, there is a reason why it has been available since 6/9/2018. Today is 1/15/2019 - its been sitting on the market for 220 days.
Per his lease, the landlord will fine you for not wiping your feet, he will fine you for leaving produce outside of the refrigerator, you will be liable for the actions of OTHER tenants if they cause damages. He writes in that he can enter your apartment for "cleanliness inspections" without notice. It's completely insane that anyone would agree to this.
He wants to have direct access to your bank account to debit payment. The last broker took my "good faith deposit" to take this apartment off the market and then continued to list it online because the landlord told her to.
Unreasonable landlord with over 60 clauses in his 37-page lease but won't even clarify what utilities are included if you ask. If you try to negotiate any of these absurd terms with him he will completely refuse.
Don't waste your time with this complete nut. It is obvious that he will take your months' rent and TWO months' security and then try to evict you 3 months later for leaving bananas out on the countertop. And then he will just redo the process with some other sucker.

Firstly, I’d like to apologize on behalf of the previous broker for taking your good faith deposit while continue showing the apartment. For those who are not aware of our process, we do not continue to show the unit once we have a good faith deposit in-house. We only work with one applicant at a time to ensure that his/her application is treated with the utmost priority.
Secondly, I agree that the previous rider was rather long and much of the copy did contain rephrased/reinstated terms that were already stated in a standard lease.
Thirdly, the owner of the property has taken in your feedback and has decided to revise the rider, condensing it down to a simple 2-page rider. At the time the rider was first drafted, the landlord wanted to establish some guidelines in place to help maintain the condition of the apartments and the condition of the building. Being that it is a landmark building, this was really where he was coming from. However, he has since realized that some of the guidelines were not really necessary.
Fourthly, to all those who may be interested in this space, the owner would be happy to arrange for a meet and greet with him as well as the other tenants in the building prior to proceeding with a lease signing. The owner understands that he was previously misrepresented and that is why we are the new contact for this property. We hope by being transparent you can determine if this building would be a good fit for you.
