I saw it ... kitchen is old, not ancient

It's a nice apartment, but like gleeclub said, I see this going for something more like $700k or maybe $730k. We'll see how much longer the owner is willing to let it sit.

The owner is looking to upgrade to something bigger, so it taking advantage of the market decline on the other side, might as well push him down on the sell side.
Appliance are crappy, bathroom cramped, windows need repair, closets need finishing. Great location and great outdoor deck, which, unfortunately, aren't going to be selling points for the next 4 months. Decks only sell April - September... price reduction

I saw this property a while back, and maybe the apartment looks better online than it does in person. Yes, it is an entire floor, but it is a small townhouse, and you will see your neighbors' apartments once you are out in the terrace...
The renovation appears to have been done by the owner himself (who definitely isn't a contractor), and the layout is quite awkward (i.e., the squarefootage seems decent, but the usable space is limited, especially in the bedroom (with the low-positioned windows and the terrace access in the middle). Also, the kitchen cabinets looked like they were built built by the owner--I swear. They are made of cheap compressed wood, painted black, and you can totally tell. The bathroom needs a totaly gut job.
The terrace is huge, but it directly faces an eyesore that looks you in, literally 5 feet away (I don't remember what it was, but it was some public bulding). It is also a walk up.
All in all, I thought, $600k or $650k, maybe...but definitely not a dime above that. Of course, someone else might find this to be a "gem."

A floor through in a brownstone with 1 small bath is appropriate only for a single person, so that limits the buyer universe. Unfortunately, at this price range, it means a single person at earliest late 20s who has enough money to afford but for some reason doesn't want Manhattan. The single person also, since there is only one bathroom, can't really envision getting married during the time he or she lives here. So basically, single, has plenty of money and prospects, but wants Brooklyn Heights vs. more typical Manhattan. I think it has to cut to the $600s at some point to be realistic even despite a good location and nice deck out back.
