Lowest mortgage rates

Who has the lowest mortgage rates these days for NYC co-ops? Looking $1-1.5mm price range, 70-80% financing, good income / assets / credit. 30 year fixed or 10/1 ARM. Have seen 3.375% for 30 year quoted. Any suggestions on which banks may be able to beat that?

Wells had best 10/1 ARM a couple of month back. Refi below 2.75. You could get down to 2.5 with lower LTV.

Try BofA some amazing programs especially if you open up an account and park some money in it.

Between Citi, Wells and BoA, you should be able to get best rates. Private client relationships at Citi get some great rates.

Rates will be approaching the same new low level fro all banks soon, having crooks started QE4 already.

@Keith,
What exactly do you mean by compensation? If you mean strictly money that is not good enough since any thing of value is considered compensation according to RESPA.
I know you know this, just clarifying.

As far as co-op rates, I as a mortgage broker have great rates as I am an independent mortgage broker(also a real estate broker) with essentially very low overhead. Besides low rates I have other advantages as I can have my lenders give options to cover closing costs.
No fee to apply, no payment for an appraisal until your conditional approval is issued and meets with your approval.

I thought I was being of service to Keith. I intimated that he knew this RESPA requirement.
I am constantly being told by the DFS that they have zero tolerance for people who don't know RESPA law.
I am not however vying to be on his list.
I want to do the best job I can for my clients which means that their interests are of paramount importance. It's their list I want to be on.

@streetsmart I'm just seeing this now. There are other ways that mortgage brokers / bankers work with real estate agents. We don't participate in any of these schemes that are permitted under respa. And more so than anything, my statement was quite general meaning we don't accept any sort of referral fees gifts etc from anyone we do business with.

On the original question regarding best rates, you may want to see whether there are any special programs you are able to access with particular banks based upon your profession and/or employer.

Ended up with a 10/1 ARM @ 2.5% from Wells after relationship discount.

Congratulations!! I had refinanced from Well 10/1 a few months back. 2.625. They indeed have the best rates. Glad you were able to hit the number i mentioned.
