Noticing that listings I've followed are getting pulled from the market and are now listed as "UNAVAILABLE." Here are three. They are on 76th (which, incidently, has been pulled twice, 77th and 80th. Noticing that listings I've followed are getting pulled from the market and are now listed as "UNAVAILABLE." Here are three. They are on 76th (which, incidently, has been pulled twice, 77th and 80th. All had price cuts. This is interesting because like a fringe neighborhood, the 4th and 5th floor apts are sorta fringe because of the many potential buyers they exclude. And in a downturn they are some of the first to feel the pinch. Apparently, the sellers haven't gotten their price. Not sure what they are waiting for - list the joint for 999K and unload it. Anyone else noticing this trend? [less]
76th, 78th and 80th actually.
I am not sure if this is a trend or not. I have seen a lot of UWS listings get pulled recently (we are in the 2 BR market, but need an elevator). I think it is the summer doldrums. Perhaps the idea is pull it now, refresh the listing a bit (new pics, etc) and try to relist it in the fall as "new to market." Also #1 and #3 have both been on the market since March/April. Perhaps the exclusive is ending soon and the sellers are going to switch brokers.
These are all 2 bedrooms (or converted 3). The #2 listing is the oldest, first listed in Nov. 07.
All good points drg, and while you are right, it might not be a trend it seems indicative of a trend.
