What does everyone think of Be@Schermerhorn apts?

The floorplans look great, but the apartments seem a bit overpriced for the area. Any thoughts? Also, does anyone know what is going to be built right across the street from the building?

apt sucks!! price is way over price!! and there is no w/dryer in the unit! we looked the PH apt and no w/dryer and no separate shower sucks!! it's going to be rental building!! competition w/ oro,forte,toren

That developer does not like W/D in the building. They think you should live like a college student. Adults need W/D in the unit.

When I looked at the apartments, I didn't like the air conditioners in what otherwise would have been a nice window. Also 8 foot ceilings were too low for me. Prices were not ridiculous in my opinion but too much for me. Persoanlly I like Oro, Toren and Forte a lot more.

The rooms were tiny for this pricy apartment. High maintenance for a building with no swimming pool, no washer drier in each apartment is ridiculous. There is a common laundry. Beside the street below is noisy. Unless they priced less then Oro or Toren they will be stuck with no buyers in this bad for seller economy for sure.

I don't know much about the construction, but I do think the location is better than the spot with Oro and Toren and the big buildings on flatbush... you get much better access to Smith Street and the restaurants. Flatbush doesn't give you too many choices.

If you want better construction, consider maybe 110 livingston not too far away..

I really feel bad for the people who signed a contact. I guess the economic indicators did not seem that bad.

Doesn't look like they had any units in contract. That would partially explain the quick move to lower prices.

I wonder how many contracts would have been broken anyway...

I'm curious to know how new Brooklyn development in terms of actually being able to close...

According to sales agent, only 14 contacts are signed or in the process of being signed (take that with however much salt you want) in the 250 units. Things not pretty.

A new gourmet grocery store is opening this winter at the corner of Hoyt and Schermerhorn.

I think the quality of the apartments and location aint bad (if downtown brooklyn is in your consideration set) .
Just a bad bet timing-wise and terrible strategy bringing it to market. Maybe could've sold 50% by now if they pre-sold during construction phase. Terrible name and advertising- Be@ts me!! A Livingston St. address could've been easier to recall and can build on the success of 110 Livingston. Moreover, a lobby on Livingston St. brings it closer to the Borough Hall and Jay St subway stations.

They'll be decent rentals. I checked them out a few weeks ago, and (in my opinion) there's no way this project will float as a condo building. It's close to the train, but the location is borderline-crappy (you would never walk down Schermerhorn and say "hey, this is nice"). The interiors aren't bad, but the price would have to drop quite a bit for me to remotely consider it (actually, I don't even like most new construction, but that's a personal preference).
