how long AFTER my downpayment was cleared should i get a signed contract?

buyer here, i signed the contract and wrote the 10% for the down payment still waiting for the counter signed contract, btw the check has cleared

then you should have a signed contract and your lawyer should be on the phone asking for it! I have never heard a check clearing and the pruchaser not having a signed contract.

agree. contract isn't binding until both parties have signed, and the deposit held in escrow
by seller's lawyer. this way if there's dispute u can get it back providing your contact stipulates this. both your broker and lawyer should be on top of this, unless you handled this independently.
