there are 20 apartmnets in the builing in the market. it is about 8% of the builing units. anyone knows anything about this builing?

I was wondering about the high turn over rate there too! Friend looked at an apartment there. Nice block, nice building,so I'm wondering too!

Any update here? Seems #6,7M is nice ... true duplex not on ground floor? Anyone seen it?

Although in a great neighborhood, this building shows poorly. I've lost many sales due to the poor condition of the building. The hallways are a mess with peeling wallpaper and ripped carpet. It's so sad because there are many beautiful apartments in this tremendous area.

For years the Board ignored the building's deteriorating condition but last year they said they would proceed. Not surprisingly, they have done nothing. If you want to guarantee low prices in a challenging market, this Board knows how to do it.

I visited an open house here and don't recall peeling wallpaper/ripped carpet. maybe on a specific floor? The hallways are a bit outdated but I think the real downside to this building may be the location. I live near by and have gotten REALLY tired of the recently out of college kids that have taken over 3rd avenue- it's unliveably loud.

The hallways are in the process of being renovated. Carpet and walls are done. Lighting fixtures and other details to follow.

does anyone know what the financial requirements of this building are? do they require 24 months worth of mortgage/maintenance in liquid assets?

New board since summer of 2014, much better now.
Requires anywhere north of 18 months of liquid assets depending on your overall financial situation in my experience.

Hallways, gym & roof deck have been redone. HVAC and brick pointing is coming up. Great bldg and board. The location is perfect if you want a balance between have every restaurant at your fingertips and having privacy while owning RE in Manhattan at a dissent price.

Any updates on this building's board and the financials? Would any current residents say it's healthy?
