Discussion about
What do people consider the "primest" blocks of WEA and RSD, and how does value change as you move 5/10/20 blocks away from these blocks for the hypothetically same apartment in a hypothetically same building? Eg if the most valuable WEA block was, say at 81-82nd street, would a similar apartment 10 blocks north sell for a 15% discount, and one another 10 blocks further north sell for a 25% discount?

callidus:

Nearly all of the big-money sales along Riverside have been between 83rd and 91st Streets, with a handful in the low-mid 70s. The attraction isn't so much the blocks as specific buildings - particularly 110-118 and 173-175 - so I can't really say that there's a particular discount as you move away from the epicenter.

Similarly on West End, there are prime buildings scattered from 73rd to 93rd. 300 WEA, at 74th, might be the best known WEA coop, but that block actually has some fairly severe blight up the street toward Fairway. I think the building stock in the 80s is more homogenized than the 70s. Whether that's a plus or a minus, I'm not sure.

When they are fully rolled out, the Apthorp (390 WEA) and 535 WEA might tip the answer to your question north a bit for West End. But as for RSD, there's no clear center and no linear drop-off.
