Bottom at 2004 prices or bottom at 2001 (pre-9-11) prices?

My gut feeling about the current state of affairs is that Manhattan prices will be below $1000psf and more like $700-$800 psf by the time all the leverage in NYC RE is wrung out. As much as I'd like to think there has been some "true" prosperity/growth in income in NYC over the last 10 years, I remember high end condos going for $600psf in 2000. As much as we've over-shot on the way up, it is more than likely NYC will also over-shoot on the way down. :)

Agree. I bought in '00 and there was absolutely no reason for the run-up that started spring '02 (market was flat between beg. of '00 and spring '02 on UWS).

Would love it if Streeteasy was available for franchising. I'd start one in Waikiki... there is another market where some savvy NYers could finally talk some sense into the sellers. All the new development purchasers are asking for 2006 prices? What gives?

I don't know if its the NYers who were savvy in this case.
Manhattan was in denial MUCH longer than the rest of the country. Their declines started two years ago. We had folks expecting up just months ago...

Prices are sticky downward...the government will figure out a way to make sure that our precious real estate prices don't tank, but, our standard of living and sense of financial security will!

I will keep tabs on sq ft prices for 3 bdroom on uws just to amuse mydelf.
