Monthly CC/Tax

Why is it that a coop unit on a higher floor has a lower CC than a unit on a lower floor in the same line? How does this happen? Shares should be essentially the same plus a premium as you go up in floors.

This can happen if that lower floor unit has a private terrace space, or some equivalent extra something that makes that unit different from the rest of the apartment line. If that's not the case, I don't have an answer for you.

buck, that's indeed an unusual situation. Did you check if there were any discrepancies in terms of square footage, outdoor space, or storage space that may be attached to that particular unit (and therefore included in the common charges)? I've never seen this, but also check if there's an assessment that's affecting one unit more than another. Not sure what else it could be.

I've seen something like this when when the lower unit was including an assessment and the higher unit was not.

I've also seen units list a lower maintenance based on the current owner kicking in some $$$/mo. for 3 years. Who do these people think they are fooling?

Sometimes as units get combined the lines get thrown off a bit, too.

but prop taxes are going up 7% in 09.

talljay Have you seen many cases of the current owner kicking in some $$$? I guess it's just another thing to watch out for when buying.
