Discussion about
was also debating between Twenty9th Park Madison and the Chelsea Stratus, but we favor the location of Twenty9th Park Madison. 6th Avenue traffic is constant and it's a lot busier. But Stratus is a nice bldg - any owners in Chelsea Stratus care to comment on their experiences? We already know what we want, but it's nice to hear from owners firsthand as well.

Sure - check out the units that are simultaneously for sale and for rent, compare carrying costs.

You want to move there - rent.

Or go to nybits.com, check out the luxury rentals across the street. 1/3 the cost.

Watch the difference between flips and developer sales. Developer is lowering prices to the point where there are $300,000 differences between identical apartments 1 floor away.

Fine - ask them what they think of the apartment upstairs being offered for $300,000 less than they paid.

We bought at the Stratus and live there. Around the 9th floor, with nice Southern exposure. Just clear some of the surrounding buildings, so the view is nice, but, of course, would be nicer the higher you go. We simply couldn't be happier. Except if we were on a higher floor, but that's neither here nor there....

As for the building itself, it is superb. We both dropped our gym memberships at Equinox, as the facilities in the building are fab. Lots of hot guys, too. Very gay friendly building, but not sure if you are. Our floorplan is laid out very thoughtfully, little if any wasted square footage. The kitchen is classic modern. We are just not total fans of the bathroom materials, I personally do not like the gray and green combo so much, but it is tasteful. If you are interested, check it out, if not, good luck in your search. Lots of investory out there, so I'm sure you'll find something that suits you well.

We both love the floor to ceiling windows and the Southern exposure. I was not a fan of the Northern exposure units, as there were a lot of tall buildings that surrounded you. But, to each his own.

Someone please explain to me the psychology of message boards. One person wants to know about living in a building and then the discussion quickly veers into some odd-ball who has an agenda and seems to dislike people who make money.

Mitch2 are you concerned that the building across the street on 24th will be knocked down and redeveloped? Have you heard any talk of that?

we knew when we looked at the building originally that eventually there would probably be razed developments for hi rises as anything above 23rd street is open territory.

not sure how immediately it will be, but for now, we are enjoying our views.

2. Buy now or be priced out forever at 101 W 24th - Chelsea Stratus.

3. Go to the sales opps rent office and catch that falling knife at 101 W 24th - Chelsea Stratus.

the walls are paper thin in that building. does the neighbor noise bother you? my friends are selling their place because of that. i like the building otherwise and have looked at a few places there. the southern view is best.

Stratus was done from scratch, so they could make it all residential floor plans. I am surprised to hear paper thin walls. 20 Pine was formerly an office building, so the developer needs to do what he can with the very large deep square floor plates when converting to residences.
