New construction interior dimensions - expected tolerances

Dear all, When comparing actual new construction condo dimensions (interior dimensions) with those listed in the offering plan, what kind of tolerances are normal / to be expected, and where do differences become large enough that a complaint should be filed with the attorney general? For example (actual numbers made up by me): 1-2 inches: normal construction tolerances 2-4 inches: greater than... [more]

Did Toren lie on their measurements? How dare they??

Absolutely not (that I know of). I'll be taking first measurements early next year, and want to know what to expect (and at what point I should complain, if necessary). I assume everything is fine, but I want to be informed before I go in.

Don't expect to see anything near the sq-ftage you paid for. Inflated sq-ft makes it sound like you're paying so much under $1000 psf compared to Manhattan, but your measurable sq-ft is probably around $900-1000 psf for Toren. It's your call as to what an acceptable level of discrepancies should be. I can only imagine it being a problem if you want to back out of contract and/or price re-negotiation.

In the condo, you "own" half of the party wall's thickness. Sometimes, those extra inches are used to inflate your sf or sometimes they just use the internal drywall to drywall measurement instead. So, if the party wall is your standard 2x4 with 2-layers of 5/8" drywall on one side and then insulation in the stud cavities and 2-layers of 5/8" drywall on the other side for a grand total wall thickness of approximately 8 inches. Your share of the wall will be 4 inches that could be used in the calculation of the sf.

I double checked and Toren is not that bad with their measurements. Some new construction would make you think that interior walls were 8 ft thick!
