Border of Hudson Heights 2 bedroom--is this a fair price?

Hi there, Although I'm a streeteasy addict, this is my first post:-) I am a first-time buyer in NYC (though I bought and sold a house in Louisiana before). I currently live in Inwood and wanted to stay in Inwood/Washington heights for price and personal reasons. I found a co-op I like on the south side of 181st street by the river (so it's not zoned for PS 187). I am planning to get married and have children in the coming years in that apartment so taht's a factor, but it's not insurmountable... It's a 2 bedroom with dining foyer. Lots of light but no stellar views (a partial view of the GWB but not the river:-( Anyway, given the low mortgage rates and the softening market (and the fact that I will be taking out a ton of loans for business school in the fall) I decided to buy now despite the possibility the market may continue to fall... I'm not planning to walk away from the deal, but I just wanted to see if you all thought a price of $370K was reasonable give the state of the market... [less]
Well, "reasonable" would have to be dependent on the context, it is difficult to make a generalization without actually knowing all the factors. I just represented by friends for a one bedroom on Overlook Terrace, very nice area, they really love their place, and they bought a few months ago.
How could it be a good price if we are in a rapidly declining real estate market? Send me the address and I will do a free comps report for you.

Is the apartment on 330 Haven? We are not a fan because of the nasty hill going up to the A train. The apartment we looked at also had tremendous views of a GWB off ramp. There are some units in that buidling with nicer views though.
I really couldn't say if the price is right -- seems reasonable given what I hear about sales and trends, but I'm not a broker. BTW 181st Street isn't the "border of Hudson Heights". According to the Hudson Heights Owners Coalition's website, the area goes from J Hood Wright Park to Ft. Tryon Park.
