Come on, show me. One And I'm going to challenge you to do some real work, no showing me the $30MM penthouse at the Plaze or 15 CPW. I want to see real Manhattan apartments - studio to 3 bedrooms, $600K to $4MM 2007 closing prices. And I don't want to see any fuzzy math, "oh, if you take into account the broker fee on both sides and the cost of taking out a mortgage." Show me one

Condos that closed in 2007 and are back on the market are, for the most part, not selling, so it would be kind of hard. Ask us again in March, maybe May if you allow some time for closing.

I'm a smiling on the outside, smiling on the inside kind of bear though, so maybe I should just have said...LALALALALALA I can't hear you.

Well, first of all, pretty poor of all of you to have failed this challenge.

Second, w67, you have serious problems and I don't say that because of your posts on this particular discussion.
And, Esawoy was developed because I saw a banner ad for Savoy, so I made it Sawoy, and then an E at the front of it for no good reason.

look at SE listings for 10 west end ave and 555 west 59th street. There are one or two apts in each building which are asking less than what they paid for them in 06 and 07. They have not sold yet even at those prices.

The link had an article. Show me one apartment that sold now for a lower price than it closed for in 2007. Show me a flipper who sold for a lower price. Don't show me that a listing has declined. Don't show me a quote of a broker who said that an UNNAMED listing is down. Show me the a specific example.

stevejhx, very good effort, but I know you have seen a lot of units, so follow the rules and find one that meets the criteria, not two that can be stitched together along with a lot of explanation.

one is not good enough. 5 will not be good enough. That listing wont count because of ..... Why even bother falling for this stupid game. Besides, we did it twice before and listed at least 7-10 properties. where did that thread go?

bjw, urban, all very nice for you to comment, but if you didn't want to play, why comment at all? You basically have proven that you can talk (congrats on being a loudmouth), but you haven't shown any examples which ought to be embarassing for guys who think they know the market.
So of 34 comments so far, we had 2 winners and one very good try, plenty of blah blah blah, a bit of crazy, lots of excuses, several insults. But only 2 winners.

225 fifth ave sold 1,620,000 in 07 (+ sponsor closing costs/transfer tax) . sold for 1,550,000 1/20/10 (+ transfer tax)

Many at 15 CPW. Some higher resales at 170 East End as well; however, these were 2008 initial closings rather than 2007
