And I'm going to challenge you to do some real work, no showing me the $30MM penthouse at the Plaze or 15 CPW.
I want to see real Manhattan apartments - studio to 3 bedrooms, $600K to $4MM 2007 closing prices.
And I don't want to see any fuzzy math, "oh, if you take into account the broker fee on both sides and the cost of taking out a mortgage."

Condos that closed in 2007 and are back on the market are, for the most part, not selling, so it would be kind of hard. Ask us again in March, maybe May if you allow some time for closing.

Well, first of all, pretty poor of all of you to have failed this challenge.
Second, w67, you have serious problems and I don't say that because of your posts on this particular discussion.
And, Esawoy was developed because I saw a banner ad for Savoy, so I made it Sawoy, and then an E at the front of it for no good reason.

look at SE listings for 10 west end ave and 555 west 59th street. There are one or two apts in each building which are asking less than what they paid for them in 06 and 07. They have not sold yet even at those prices.

The link had an article. Show me one apartment that sold now for a lower price than it closed for in 2007. Show me a flipper who sold for a lower price. Don't show me that a listing has declined. Don't show me a quote of a broker who said that an UNNAMED listing is down. Show me the a specific example.
