Broker for a condo rental said this to me

It is available immediately upon condo board approval. The owner is not paying the fee, but unlike a rental bldg this is an individual owner that is looking to rent for long term and yearly increases can be minimal compared to the threat of high increases in a rental bldg. Also it is usually better to work w/ a reasonable owner rather than a "corporate landlord".
