Townhouse sale at 26 West 76th Street - $25,000,000

So, has anyone seen this place? I walk by it all the time and it looks totally McMansiony to me...very cookie cutter and completely lacking in the charm that typically characterizes townhouses in this neighborhood. Perhaps it would fit in better in UES. Perhaps this flipper thinks UWS is the new UES? Who knows! And the interior pics. Is that the best they could do for $25MM? Vanilla?

If you want to live in a condo, buy a condo. Don't buy a $25MM townhouse that has been butchered to look like a condo!

Sorry - this just isn't my cup of tea.

I think that the spaces are glorious, based solely on the fotos; the kitchen, on the other hand..... There seems to be the idea that people want modern, modern, modern in bathrooms & kitchens; with this house, I'd have gone for a warm, period feel in the kitchen, personally, but what that might mean at resale, I don't know.

I cannot see anyone, no matter how much money they have spending $25,000,000 in this market. it will be interesting to track.

that house is atrocious. glorious? i don't see that at all. first of all, the layout: the two huge staircases and elevator take up half of the floor space. the grandiose stupidity of that stair hall really bothers me. second, the garden: for $25 million i would hope you could do better than a 19x25 foot patio. third, the master bath: don't get me started. the ginormous master bath has got to be the worst design trend of the last century. that thing is disgusting. i'd pay $5 million for it and gut out all the crap work they did and start again from scratch.

I just looked at the fotos & thought the spaces looked great; I didn't look at the floorplan. Yes, some of those huge master baths seem ridiculous & a huge waste of space. During the recent bubble we were all real estate millionaires so therefore should live like ones. Silly!

Do I see it right that the owner kept on taking out additonal mortgages on this property? He will just probably end up giving it back to the bank.

I agree - the staircase and kitchen are absolutely atrocious! Now it is, what 10,000 square feet, but still. Bleck!

Maybe if I could afford a $25MM home my tastes would be different. Perhaps that's the problem?

Looks pretty sweet to me. Now, $25M is a ton of money and in this market (or any market other than the super bubble of the last few years) I doubt it will go for anything near that, but lets not trash the place. I would die to own something like that. And you could renovate a little over time to make it more to your liking. I could easily see it going for $10-15M.

more to my liking? could i through that bathtub that takes up half of a floor out the window onto the mcmansion architect who put it there? that house has been hacked to pieces and mangled horribly. it could sell for $10 million, sure, but in that case you would be paying nothing for the renovation which is fine with me.

it's a little over-the-top for my taste (i prefer federal or greek revival to victorian and queen anne) but definitely a great house. and you can save yourself $15 million dollars if you buy it over the monstrosity.

And I'd be happy in that one as well. Would have to see them in person to decide which one I'd prefer, especially if each one goes for approximately the same price.

Well - I encourage anyone to take a stroll past 26 West 76th. The facade is incredibly disappointing. No one should ask that much for a Bluth model home.
