Discussion about 161 West 86th Street #8A
Looked at this place when it was first listed at $3.8 Mill and it needs a fair amount of work. The kitchen is a complete wreck. The price has since been lowered $800k... what do you guys think about the price and the rest of the place?

We have already threaded this one to death several weeks ago. Will search for the old line for you. The assistant broker has game though..Kristina I think.

kittens - the old thread was mine, or at least I started it - I spent some serious time thinking about that apartment and in the end decided that even at $3mn it's just not priced correctly. Good luck if you decide it's a good value at that level, I think it has a ways to drop before coming into line with the market, and similar opportunities out there.

Couldn't find my old thread on this one so stealing this one tobring it back to the top of the "talk" column.

The listing has been "temporarily taken off the market"

My guess regarding status is that we'll see it relisted shortly with another firm, and my money is on Elliman. Obviously, the timing on this one was terrible, but the Corcoran team handling it did a pretty poor job. I think that apartment could have shown much better with a little work. Pricing was a problem too, though that mey not have been the brokers' fault.

the church sold their air rights, so even thought the project is on-hold and neighbors are trying to landmark the church, this has to be taken into consideration. It needs at least $1MM in renovations and the doorman is not 24 hours-which you would think an apartment at this level would have. I think in this market, $2.2 maybe
