Well, rents are falling a bit. The average rent for a 2 bedroom doorman apartment is down by a whopping $14. Yes, that is correct: $14! $14 freakin dollars. You do lash out 100x more than I do too (10x more lashing per post, 10x more posts). You don't have to believe it - I know you're in denial, and accuse others of everything you're far more guilty of doing yourself.

I posted last week on this topic and people asked for more information.

I am moving to my new unit next Friday. After notifying my building, they have already asked to show this unit twice. However, there is still a unit vacant across the hall since October. On my floor, another unit is currently being renovated. It sounds as if the apt. below mine is also being worked on. Another tenant will be leaving shortly as well on my floor. That's a lot of vacancies.

However, the building manager stated that the building is 98% occupied--she told me this after I notified her of our exit. Take that for what you will. My brother-in-law recently negotiated a decrease as well at a nearby building. For my new lease, all I had to do to get a rent reduction was ask, I'm sure I could have finagled more had I tried.

tech_guy, appreciate the response. I think it's safe to say no one will be able to accurately point to a bottom without a fair amount of sheer luck.

bjw: I agree. What does that have to do with anything? MMAfia implies the bottom won't be hit until I leave the boards. While I'm flattered, I'm also 100% confident that the bottom will happen exactly when and where it pleases, regardless of what I say or do.

You then imply that I'm not acknowledging the reality of this market. While I'm more optimistic than most, even if the market tanks 50% next year, my connection to the reality of this market is still much stronger than MMAfia's. Even in hindsight after a hypothetical 50% drop, rational people will still say calling for the complete failure of the US Dollar was a crazier prediction than expecting real estate prices to stay flat or mildly down.

You can call anything you want "conversation", but when you throw out - as usual - bad logic and data, you will be called on it Pretty simple.

Absolutely.... but the lack of ability to pick an absolute bottom is no excuse for ignorance of major downward trends in the current.

Now being able to buy at the absolute bottom is a HORRIBLE excuse for buying at the top of a bubble.

Even obama said, don't let perfection be the enemy of progress.

"you can't find the bottom perfectly" is a stupid excuse for bad investment decisions.

Actually, nope.... been said many times on this board... specifically as a rationalization for buying before the decline.

Once again, no logic, no data. Not saying he's right, but, wow, did you manage to start a whole 'nother argument with someone without any logic or facts attached.

Say what you want about MMA's idea, he's smart and argues logically... and he made a bunch of calls early that have since come true, even while folks like you were in denial.... (or just mistaken, take your pick).

Petridish.... 9.06% of total income on rent... and that's "corporate" offices so effective after tax rent if 5.76%. I use my co-op purchased in 1995 as my "primary." Thxs for your tax money. Hell Morgan Stanley can have corporate jets, cars, homes... why can't I?

You're welcome for my rent checks and I thank my commercial tenants for their rent chks and my wife thanks you for the medicaid/medicaid payments... diversification... how's the underwear design business going? Left side/right side brain very content?
