We saw this place the other week & frankly couldn't believe it - it's a complete dump. It's VERY dirty & rundown (the kind of dirt that takes more than hard cleaning to get out). The bathrooms had industrial old toilets with cracked seats, one of the baths had no shower - the showerhead had been removed, the floors were scoffed, the kitchen hasn't been touched since 1950, and all the fixtures were old & dirty. I wouldn't pay anything for this property.

For $20k a month I would expect TOP NOTCH EVERYTHING. If I was looking in that price range and the place was as run down as you say I would be offended and tell the broker to go F themselves.

You should tell her that, with email, its never too late. I won't because I dig the crib Allison is listing at 1133 fifth ave #6, hoping she might throw me a bone and offer it cheap.

I don't think I can, in good faith, use a broker who would show such a run down property at such a high price tag - I frankly couldn't believe it, especially in this market. I want a broker who shows me good or at least fair values.

patient,

lovely apartment you've picked out for yourself, but that price seems more suited to the low 80s than the mid 90s given where the market is. i'm also slightly perplexed by the layout: why does an 8 room a apartment need 5 bathrooms and 2 half baths? how often do these people need to go? his and hers master baths--is this an apartment in manhattan or a mcmansion in great neck?

I think you be acting a bit self centered. Remember the 3 rules of Brokering in NYC:

1. Thou shall try to show good properties
2. Thou shall try to show good prices
3. Thou shall NEVER, NEVER combine 1 and 2 to the same buyer.
