Enough of Overrated... Any neighborhood underrated ? Looking for classic pre-war NYC...
So the theory is that people will move from Westchester to live in the Bronx because they can't live in Manhattan?

greensdale - the answer to your question is no
Native - I can't think of any older buildings in Williamsburg or Bushwick anything like those buildings up in the northern reaches of The Grand Concourse; I don't know Crown Heights, so I have no opinion. I always thought the Wmsbrg predictions were optimistic because the buildings that already existed there some 30 years ago were .... well, not built to house the same people the Concourse apartments were built for. So geography trumps everything. Whether people priced out of Upper Manhattan will discover those humongous apartment buildings in Bedford Park and places like it..... isn't that already what happened? The poor who were pushed out of Manhattan got pushed into the Bronx. But if people are looking for prewar architectural gems, yeah, they might make that leap someday. Biggest difference I see between that and upper Manhattan and parts of Bklyn is a lack of commercial space.
To respond to an earlier post I think Fort Greene (my fave in all of nyc) and Carroll Gardens are great but hardly underrated. I think Clinton Hill flew under the radar for a bit but not long enough for me to buy a house there, sadly. And to agree with whomever said the area of EV btw 6-12, Ave A and C is really, really lovely, I agree, I've lived on 6 btw b and c for years and people get weird about that block (in a good way). Possibly "underrated," not sure.
North Crown Heights, near franklin ave, is pretty interesting at the moment. totally not "undiscovered" b/c it has been in the RE news so much as the next big thing, but still a lot of people don't know about it.
I think Ridgewood is the next big artist haven that few people know about.
Underrated...ok: Chinatown. It's one of the few parts of downtown manhattan that is actually experiencing a new vibrancy, right under everyone's nose.
The part of Astoria near 36th Ave stop. New restaurants, gastropubs, hipsters...
I vote for jersey city heights, bayonne, union city and north bergen for being under-rated. super cheap rents and maybe 20 minutes to port authority bus terminal
