Discussion about
We're looking for a 1 bedroom, 1 to 1 1/2 bath no-fee rental on the UWS. Non-furnished and only for a year because we're looking to buy soon. We prefer to be in an all-rental doorman building and not a coop or condo. Any advice? We need something for March 1 or March 15. Thanks.

NextEra - why do you even ask? You are a bad person for the following reasons:
a) You don't want to pay a fee
b) You wisely don't want to pay a fee but you also aren't asking for 2 months free rent so you aren't thinking enough
c) You aren't renting from an overpaying condo buyer
d) You are renting from a greedy rental landlord

e) Renting is better than buying, so your decision for the next year is smart, but RENTING IS ALWAYS BETTER THAN BUYING so you are being stupid after a year
f) You should be buying today, now now now before the foreigners buy

Try the Montana on Broadway and 88th. Or the Key West on Columbus and 96th. (there's another one next to it on 95th...can't remember the name). There's a gorgeous Glenwood building across from Lincoln Center.

Related has two buildings, one on Amsterdam & 89th (Sagamore) and one on Broadway & 94th (Lyric) www.relatedrentals.com
there is also The Melar at broadway & 93rd www.rosenyc.com

these 3 buildings are superior to anything on Columbus IMO, including another rental, 600 Columbus @ 89th St

This is (mostly) very helpful. My thanks to those of you who made suggestions. And to OnTheMove, I appreciate your request but we'd prefer to have a direct lease. Good luck with your move, too.

NextEra- virtually all landlords are paying the brokers fee & giving free months away so you can save yourself the legwork & use a broker. The related buildings & melar are very overpriced and the glenwood building across from lincoln center is untouchable unless you're in the Forbes 400. E-mail me your budget &exactly where within the UWS you want to be & I'll give you a list of all the no fee apts in DM rental buildingsthat are avail for March lease start date. There are tons.

I used to live in the Lyric @ 94th & Broadway and can't recommend it highly enough.

soph is wrong, in my experience, for two reasons:

1) brokers don't save you time/legwork when looking for a rental, they waste your time and cause headaches and stress. To be fair, the ones from "legit" shops like elliman, corcoran, halstead, etc., are not as bad as the really shady ones, but the point still holds.

2) Whoever technically pays the fee, you're likely to get a better deal without a broker than with one.

Of course, soph is a broker, as I just noticed...
