Discussion about 112 West 56th Street #PHN
OK--is it just me, or does the pricing on this unit reflect a broker and seller who may actually be in touch with current market reality, unlike some of the other condo buildings in the area? Is there something undesirable about this building reflected in this pricing--hard to see from my vantage point.

for starters...looks a lot more like maybe 1200 sq ft rather than 1600. kitchen needs re-do--would guess that bathrooms are similar. so, add $100 K and divide by 1200 and that's around $1400 rather than $1000 per sq ft -- 40% more.

plus it's midtown...I may work there, but I don't live there.

Why not just move to 48th between 5th and 6th

Make it $1.1MM and I'll think about turning into "upperwestowner"

Columbia--interesting thoughts (pardon my naivete, but can they really overstate square footage by that much?); Julia--would LOVE to see condos less than 1000 psf, right now, I'm looking for signs that this hurdle (and the condo premium) is cracking, and they seem to be coming, slowly anyway.

Take a careful look at the floorplan...apartment is roughly 20 feet wide by 60 feet long...that's 1,200. They can say anything they want, I guess. For a little humor take a look at this:

NYT had an article I just read regarding condos and the collapse of some of them. So many be the cracking is becoming real.
