I remember passing on this building because the RE taxes were so high...I believe that the sponsor IS rebating some of those taxes for a period of time, but it doesn't say for how long...

Hello everyone. Long time lurker, first time poster here...

Anybody know what is wrong (if anything) with this apartment?
It has been on the market for over 3 years, 35% down from the original price.
I know its on the second floor and possibly facing some ugly buildings in the back,
and the skylights are not everyone's cup of tea, but the maintenance/CC are low,
it is fairly large, renovated, and in a good location.

Am I missing something?
Apparently transfer/RE taxes are high, but it says owner will pay those...

Without knowing more about this particular property and only looking at website, I say a real bedroom is not 6'4" wide. This is an alcove studio with 1-1/2 baths. This initial ask price was absurd even at market peaks as reflected by fact that is never sold. Personally I don't like townhouse conversions--risk spread among too few apartments and many potentially expensive maintenance and management headaches. On top of that, if there are no views, or compromised light, or street noise, those are significant minuses for an already compromised floorplan. I'd really look carefully at what else this kind of money can buy in Chelsea/Flatiron before pursuing this one.

i saw the 3rd floor in that building. it's just very blah. neither good nor bad. and the space seemed smaller than they claimed.

thank you both kyles...

you are right: it seems more like a converted alcove studio since
the bedroom is too small. i don't think they are exaggerating the
square footage (not to start another majestic thread here), but a
lot of it gets lost in the laundry room, hallway, etc.

i just got fooled by the second bathroom, the renovations and the
laundry room... probably not that great a deal overall...

Theres' no way this is 980 sqft. Just addding up the bed/kit/lr is less than 500 - i can't imagine that the 2 baths and laundry are 450 sqft. also where is the supposed work space??? not a 1 bed since the 'bedroom' is only 6.4 wide. overpriced.

I'm getting about 800 square feet, maybe generously. They may be including the pvt storage in the basement as part of the calcs.

I saw this place last Sunday. Its a joke that they claim 980 sqft it's more like 650 usuable with another 50 in the hallways etc. The kitchen, although with high end appliances, is too big for the space. The view is of the fire escape and someone else's windows across from you (about 8 feet across literally). The skylight brings in good light however, those skylights are on someone's 3rd floor terrace, and yes, they can see into your house! No wonder they dropped the price by so much...
