32) People can get very emotional discussing real estate.
33) While a RE sale or purchase is among the largest transactions most people will ever make, they fail to treat it that way. Too many people don't research comps, learn the basics of NYC RE, get independent financial advice, take a proactive role in interviewing RE agents to find one they like and trust versus just bitching about how sleezy the conflict-ridden profession is.
34) If you can sift through the jumble, there are a lot of people around with good advice.

absolutely agree with 407PAS ab 34... but disagree with his pricing on a down market... in a seller's market the 6% not used for brokerage goes to buyer not seller IMHO... this gives you advantage in selling an identical unit if priced correctly... to not use this advantage to unload and move on... speaks volumes about your RE knowledge... but on a lighter note... I like your postings otherwise :)

Good point. What I have been trying to tell people is “stick a bid in and see where their heads are.” They are motivated but why drop the price? Murray Tepper looked up from his newspaper to see what was happening. Tepper was sitting behind the wheel of a dark blue Chevrolet Malibu that was parked on the uptown side of Forty-third Street, between Fifth and Sixth. Across the street, an argument was going on between an intense young man in a suit and the peddler who set up a stand on Forty-third Street every day to sell apples and bananas and peaches to office workers. Tepper had seen them go at it before. The young man was complaining about the price that the peddler charged for a single banana. The peddler was defending himself in an accent that Tepper couldn't place even by continent. There had been a time when the accents of New York fruit peddlers were dependably Italian--Tepper had for years thought of "banana" as a more or less Italian word, in the way that some New Yorkers thought of "aggravation" as a more or less Yiddish word--but that time had long passed. As the young man in the suit practically pulsated with outrage, the peddler repeated a single phrase over and over again in his mysterious accent. Finally, Tepper was able to figure out what the peddler kept saying: "free-market economy, free-market economy, free-market economy. . . ."

407PAS.. I like you.. if you need to sell, I want you to undercut mkt by 5-10% and get the f' out (you got an add'l 6% w/o broker)... I've seen this movie before... the drip method of selling ain't gonna get it done. Undercut, where someone gets the "greed" monster and get it done... it's a slow boat ride to China... if you jump now... you can swim back to shore :)

You guys are fun, thanks for livening up my day. Ok, sjbh, the Tepper thing just refers to the idea that a seller is free to set his own price. If you don't like $3 bananas, you don't have to buy $3 bananas, but the seller has every right in the world to choose his price, at least in a free market economy.
