chelsea ones were a little empty. i was often the only person on the sign in sheet for 2 bedrooms.

It was a holiday weekend. I, for one, was on a mini-vacation and not trapsing around to open houses. Wait until later this week and you will see new listings posted.

Roger that holiday weekend. I went out of town and didn't show, and I know some brokers on listings we were looking at did the same thing -- it's really the only chance to rest before the spring season.

The spring won't be busy (unless sellers "get real")...I promise.

Maybe Ali means that people will be relisting in the spring, and traditionally more people hold open houses which = more work for brokers. With twice the inventory on the market, and people looking to unload, this could be a very busy season for brokers in terms of work... just not necessarily productive...

it's going to be busy in terms of showing; it's already been busy at my listing at 731 Greenwich -- I usually get half-a-dozen to a dozen unique visitors (i.e. couples count as "1") per open house, and appointment calls are starting to pick up.

Whether that translates into offers -- I've only had two -- or accepted offers (so far I'm at zero) -- only spring will tell.

One newly-listed apartment priced under $900 per sqft in a good school district was mobbed. The others I saw had some activity. People are poking around more than a few months ago but hard to know who is just looking.

4 open houses, similar buildings - it looks like if it is a fire sale, people will come out and offers are being made. For apartments priced somewhat interestingly, well, people come out, they look, but they don't put in offers as often as much. Cash buyers out there it seems.

I have seen more interest in these last few weeks, more people out looking.

We went to a few. Two in North Chelsea "Noche" were totally quiet. The other one at Park and 21st (49 E. 21st) was swarming. We didn't really love the layout of the one on E. 21st street, but it was in really nice condition and very sunny. We have been regularly looking the last few weeks and would buy something at the right place if it was perfect, but we are seeing realistic prices for places in so-so locations or with poor light or on ground floor. Anything in prime downtown areas in good shape is still out of our range in terms of asking price. So, we continue to look so that we can get a better grasp on the market. Our thinking is that inventory will increase and we will have more to choose from in our price range. We definitely don't feel any pressure to do something at the moment. Just waiting to find the apartment that we really want and can hang on to for the next 10 years or so...

So, you're looking in the 1.7 million dollar range for a two bedroom? Is that right? I won't pitch my one bedroom to you, seven blocks north of the place you looked at on 21st and Park. ;-)

buster, no problem, July and die seems right, but August is the death of summer. Nice song...

Small'ish new build condo in Chelsea with some remaining units now priced 20% below the 2008 ask price - over 40 people at the open house and several contracts went out.

407, We are definitely in the 2+ Bedroom market. We really need a work space as well. A one bedroom doesn't work for us. I did check out your listing a while ago out of curiosity. It looks nice - just not a match for us. But thanks for thinking of me...
