are appraisers useless? aren't they as bad as the rating agencies?

I just had an appraisal done yesterday - now waiting for the results. It will be interesting to see how they come up with a valuation, considering there are so few comparable sales. We'll see.

pjc may I ask who you went with for your appraisal? Thinking of doing the same thing and have the same concerns about there being so few recent comps. Would love to know how you feel it turned out

Things have changed dramatically in the industry, especially in the last few years. There are actually people leaving the field in large numbers. Comps have become very tight as well as the lenders now wanting pending info and contract info for every appraisal.

No, I don't think they're useless:)
