Renting out my condo without a broker

My family is growing and we are leaving our condo for the burbs. I really want to rent out our condo rather than sell it (want to hold long-term), so can anyone give me advice on coming up with a reasonable rent and the best way to market this on my own? I prefer to do this without a broker if possible but I'm worried about how to cover myself with appropriate credit checks, etc. in these crazy times. As far as comps, our unit is unique to our building because of a) significant and nicely appointed outdoor space and b)its more recently renovated condition vs. other units that have recently been rented. Thanks for your help.

You can do this! Just use a good form lease that protects you!

Your condo probably has a "condo application" package that will include a credit check.

Thanks all! It's an approx. 800 sf jr 4 (small 2nd bedroom is built out) w/ 1 bath in a doorman building in Chelsea. We have approx. 600 sf of very nice outdoor space.

I'm not ready to name a price yet. I need to do more research. And I don't think we'll be ready to move until June.

Craigslist.org is free for you and the prospective renter. Nofeerentalbyowner is site where I have to pay to see your listing.
Craigslist is clogged up with broker listings even in the "by owner" section, but if you make it clear that you are the owner and post a few pictures, you'll get a good response.

And, for you condo owners reading this, our lease expires April 30 and we need a 2/2 or 2/1.5. We are in midtown west and like it, but open to other areas between 65th and 45th, 3rd avenue to 9th avenue.
