Why not have a counter-part to "What Sellers Want"? Let's try to keep this from devolving into silliness, if we can. I'll start... A buyer wants a seller who: (1) projects an honest, reasoned understanding of current market conditions. (2) has thoughtfully considered comparables in developing the listing price, in conjuction with #1 above. (3) has a listing agent who knows how to listen, act like a normal person, and not act like a lunatic PR flack from another era. (4) has taken the time and care to scrupulously clean and prepare the unit for sale out of respect for potential buyers who are considering the most expensive purchase of their lives. (5) honesty and full-disclosure of info relevant to sale (e.g., update the maintenance listed on the flyers and websites to reflect the recently imposed increases). (6) has a listing agent who promptly returns calls and emails and never has to "correct" him/herself. [less]
Utopia, in other words.
7) I would kind of like the listing agent to remember me. I know it's hard on visit two, but by the time we had me a couple of phone/email queries about an apartment, and came back for visit three, I would have appreciated it if I had made an impression on the listing agent's mind.
8) I would like some forecast on the firmness of a handshake. I'm in this business, but the Midwesterner/Southerner in me is aghast at the way people run around dropping offers and breaking contracts. If a seller accepts my offer but is going to shop a unit around until I sign a contract, that's fine, but I would prefer for him to say so.

9) If you bought the apartment from 2005 or after (and the purchase price you paid is listed right here in Streeteasy for all to see very easily) and you haven't done any major renovations, do not set an initial asking price which is significantly above your purchase price.
I think if one is buying now -- it is because they have found something exciting in the unit.
Evertime I make a large purchase -- it is an immediate gut reaction. the price must be set at a level whereby you do not question whether or not you just got "taken" --
As both a buyer and seller -- I agree with Ali -- one's word should mean something. But apparently not. People sometimes suck...

10) A seller who has lovingly preserved the original character of her classic eight and is either:
a. Very attuned to macroeconomics conditions and their influence on property values; or
b. Dead, with no living heirs.

Maybe I am mercenary, but the single most important thing I want is a desperate seller. All the other stuff is important to - professional broker, integrity, realistic expectations, etc.
Honestly... it's a buyer's market so it doesnt matter what the sellers want

Pretty much agree with abatement. All the leverage is with the buyer unless the buyer decides its not. Up to he/she.
