Discussion about 328 Bergen Street #1B
Does anyone know anything about this building? This apt has been on and off the market for a while and just wondering if there is anthing wrong with the building. Also, are prices expected to go down any further in this area?
Dunno about the building, but for what it's worth, it's the least attractive block of Bergen St west of Park Slope. There's a large and pretty decrepit looking corrugated tin building almost across the street: http://tinyurl.com/cqe43y
Most of the apartment is 11 ft wide, the main floor is on the ground level (living room window right on the sidewalk) and the bottom floor appears to be pretty much underground (the "sitting room" in particular has no windows).
Park Slope and Boerum Hill have held up very well (especially brownstones), but with all the new construction on 4th, I think apartment prices in not-quite-Boerum-Hill and not-quite-Park-Slope are going to be under a lot more pressure in the coming months.
I was looking at an apartment very near there over the weekend. The neighborhood is really unappealing, although it is adjacent to the very nice 5th Ave. That's what I would call a building in a fringe area of Brooklyn.

Definitely the new construction on 4th ave is going to be a bloodbath. I doubt price movements in that strip will have any appreciable effect on anything east of 5th ave or west of smith street.
I wouldn't live on 4th avenue at any price point.
