Did a search on the discussions, but couldn't find anything on this building. Maybe did the search wrong. In any event, anyone have any views on this building? Like the look of 2C that's for sale there, without knowing more about the building, and also like the location. Monthlies seem a bit high--landlease? Thanks in advance.
Saw #2C on Sunday. If it were a few floors higher, it would be a fabulous, trophy 1BR with a wonderful library/den facing CPW. Even sitting on top of the 86th Street transverse and the bus stop, it's still pretty nice, and reasonably quiet. The nearly-finished lobby renovation will help the curb appeal, which has been a weakness of the building. The thing about that apartment is that it doesn't work very well as anything but a 1BR. You probably noticed the crib in the master bedroom. It's just not a good home for a family.
I don't know about the monthlies. CPW tends to be high anyway. You would want to know who gets the income from the ground-floor professional space.

Am looking for a pied a terre; no kids, and a one bedroom works well for me. I wondered about the noise on the low floor on 86th. I'll be in town this weekend and may try to get in to check it out. Even with the low floor it seems like a good price for ~1,000 sqft facing the park.
You probably don't have much competition. NOBODY showed up for that open house. It was so bad, they cut the price that night. Granted, the weather was a little rough, but still...
I think the biggest hazard for you on this one is bidding against yourself. If the second floor works for you, I suspect you can get it for significantly less than even the new asking price.
Thought about that. I'm not an insider, but I see on Streeteasy that 3C was listed in April 2007 at the same price ($1.175M). May join to see what it (and others) closed for now that I'm a bit more serious in my search. Building in general seems to have lower prices than I'd expect on CPW. May be a good choice for me.
Kind of amazing no one showed up for the OH. Quite a change of pace from a few years ago, no?

my .02 worth...if you like UWS near the park, think about some of these buildings on 77th between CPW and Columbus....quite a few listings thru this area. And, IMO, a fair bit nicer and convenient for what are typical "pied a owners" activities,,,,restaurants, Central Park, museums, Lincoln Center and Broadway.
example. for similar dollars, I would prefer something like this, yes I know it already is contract, but just an example. Also, 77th blows door compared to 86th st.

P09: Love 77th. Not a big fan of 20 West 77th, because of the small owner base. DH did a great job with that listing, and probably accelerated the price discovery process for 2BRs in that area by about three months. It helps to have a smart, cooperative seller.
I don't like 257 CPW at all. Low ceilings (for a prewar), rooms are small (as it was originally built as a hotel, not an apt building).

Also, I know someone who has a friend who lives on a low floor in 257 overlooking CPW, and says it's very noisy.
