I went to check two open houses today in the 70's west of Third: 1) 50 E 79th http://www.streeteasy.com/nyc/sale/374025-coop-50-east-79th-street-upper-east-side-new-york It's a Classic 6 and I'm actually looking for a 3BR but it has great space, amazing WClosets and North and south exposure which makes it very bright, even at a low floor. The LR and MBR face the street and I guess there most be noise from the crosstown bus but I think the apartment is well priced for this market at $1,850k. 2) 120 E 75th http://www.streeteasy.com/nyc/sale/385419-coop-120-east-75th-street-upper-east-side-new-york As I imagined, it's in the back of the building but it's not as bad as I thought. It gets light because it faces the back of the 74th St. townhouses. It has over 2,200sqft. Nice high ceilings in some of the rooms. Nice floor. Great kitchen space. Needs a lot a work but it has potential. The only weird thing that I don't know how to solve is the fact that the MBR's closets are outside in the hallway. This apartment just came in the market and the asking is $2,175k. Even though they might not work for me, I think that both are well priced and I'm sure that there's still room for negotiation. Thanks, Sanba. I was curious about 50 East 79th. It's post-war... did it feel like an ugly cousin in comparison to pre-war sixes?
Without giving addresses, have you found anything you want to bid on this spring? Or are you going to wait it out?
It didn't feel that bad actually. The closet space was great! and I like the location very much.
I have one bid on a classic 7 in the 70's for 25% off asking price. Waiting to see if they really HAVE to sell or not!!

And you probably already saw that an estate seven just closed at 8 East 96th. The final price is not yet available, but should be an interesting marker:

It's definitely not the east 70s, but since so little has been trading, I'm anxious to see the price nonetheless.

I can only afford a six! I'm rooting that the best 7 goes to Sanba and UE will get a beautiful 8.
