Discussion about
Street Easy is such a great place for real estate enthusiasts!! I thought I'd put this out there. I'm looking for a good size one bedroom at least 750-850 sf on the UWS but only on RSD or WEA or on a side street between the two avenues from 86th St up to 114th St. I REALLY want a nice river view. Southwest Exposure and top floor woudl be a dream come true!
Are there any decent condos that fit the bill other than 230 Riverside Drive? I would buy a co-op for the right apt but would much prefer a condo or a co-op with a very liberal sublet policy. Ready to make a move when I find the right apartment at the right price. Your help is greatly appreciated!

Be careful with the top floor..i read something that in case of leak from the roof is the co-op responsible, will they let you get it repaired quickly, etc.

There's a great condo on WEA that currently has an 800 SF 1 bedroom avail. I'm not sure what you consider a great price...

Julia's right about top floor apartments--you can wind up with your fair share of headaches with leaks and other roof maintenance issues. Water pressure can also be worse on high floors.
Also remember that a top floor won't necessarily afford you the 'best' river view--optimal floor for that (at least on RSD) would be 8-12, where you'll be able to easily see the river while standing or sitting anywhere in the river-facing rooms. Any higher and you'll see more sky/Jersey than river--any lower and you'll see more of the park/highway.

This apartment seems a little smaller than you desire, and south of your designated neighborhood. However many people love this building, because it is very conveniently located near the 72nd St express station. The river views also seem very good.
PMG thank you. I do know that building and its everything I want, would even live down that low for an apt like that one, sadly its a little too small--but thanks for the suggestion

This building on WEA @ 91st is much nicer. 800 sqft prewar condo, partial river views, and southern exposure for asking $865k:
For a good comp, here's a matching sale that just closed. It sold slightly above ask, but it went to contract in September, so you can probably haircut it.
http://www.streeteasy.com/nyc/sale/350567-coop-685-west-end-avenue-upper-west-side-new-york It's a coop, but that's the nature of the neighborhood. 222 RSD is a post-war condo with some river-facing 1BRs. Worth watching.
