So--approximately 15% of the units in this building are either for sale or rent, and the average psft price for the 10 units for sale is in excess of $4000 (which is up $500 from average closed sale prices). Hmmm--is this a poster child for "out of touch with reality" or what?

love this building -- hope to buy there when prices come down 50%...

mfox--so you think this building would be "reasonable" at $1700 - $2000 psft? I'm just trying to come up with a number at which one could expect to see the very best condos in prime central pork location to trade at once the dust has finally settled in NYC real estate . . .

$4000/sqft does it come with a personal butler?? The floor plans are OK, location OK but I think you could get a 2200 sqft apartment in an equally well located building with similar floor plans much less than the $10M the last one went for.

I don't think prices here will soften as rapidly as other buildings, unless we see a lot of motivated sellers.

This is one of the top tier buildings. You might not agree with the why, but its got celebs and money there up the yin yang, the whole bottom of the park thing has gotten hot (15 cpw, bla). Its got major, major views, and there are no low floor apartments (bottom of building is commercial). So, those psfs don't surprise me, even in this market. Hell, if the Plaza got over $3k psf, this building should be worth considerably more.

Coming down 50% is where the initial investors seemed to close.
