comments appreciated re living in an Archstone bldg in Manhattan...
lived in the 54th st archstone bldg. didnt realize until after we moved in that it was 80-20 bldg. they let you move between apts within the entire archstone community throughout the lease period.
We've been in 101 West End for over a year. The apartment was immaculately clean when we moved in, and any maintenance issues are resolved very quickly. We like having the option of being able to transfer our lease, though overall, we are very happy here and planning to stay put.
The 54th st location has very low rents, studios starting at $1900 and 2 beds at $3600.
Never lived in these buildings but by going to their site, it seems that they have a ton of vacancies. This either suggests very poor quality or very high rent hikes.

This website has a lot on archstone - especiall Key West - 750 Columbus. From what I here all their buildings are a mess. Their motto is churn em and burn em
Agree with some comments above, to some extent. We were asked to pay 8% increase when we renewed our lease. But mgmt. was open to negotiation when it came down to brass tacks, and we settled at a nominal increase. Because of the transfer clause, I anticipate we will have plenty of options for our next renewal. Also, a long-time resident told us that after 9/11 everyone's rents were reduced. Hopefully mgmt. is still similarly sensitive to market conditions. I maintain my opinion that the building is very well managed. Looked around quite a bit at other properties and found them very shabby in comparison to ours.
I looked at a couple of Archstone properties during my recent apartment search, and thought them fine. Went with another company, but I saw no red flags while touring the properties. (Note, my standards are pretty relaxed.)
