Discussion about 205 East 22nd Street #2D
Does anyone know anything about this property? Put on the market sixteen days ago and then price increased by 26k ten days ago. Any knowledge or thoughts would be much appreciated.

i went to the last open house... this apartment is oddly configurated, no real place to comfortably put a couch and tv across from it because of the fireplace (the floor next to fireplace is raised). the kitchens and bathrooms are seriously outdated, hence no pictures showing the two. the floors are also slanted from the den- basically saying if you put a basketball by the floor of the den it would roll over to the kitchen. looks good with the wooden exposure, but for my money, i'll stick with good ol' reliable concrete. hope this helps.

This place actually looks pretty nice for the price and location. I don't see anything odd about its configuration. Most people these days mount their TVs to the wall so there's no configuration issue with the "raise floor next to fireplace." Surprised that it's actually a condo and not a co-op.

I went to see the open house... needs a lot of work, kitchen and bathroom are garbage. I would estimate around 75K to leave it nice. Space is good, location is good, building is OK, the fact it is a condo is great and carrying costs are not bad. There has been some water leaks from above units. Not sure it is solved. You can see it, it's pretty evident. Overall is a great unit, but should be priced less. Only "ammenity" is the wood burning fire...
