No-Fee Rentals?

Does anyone know of a good source for no-fee rentals--perhaps management company/buildings in the financial district or elsewhere in Manhattan which might offer some incentives....?

It's been covered on the board, search the discussions, but the big names are Archstone, Related, Brodsky, Rockrose -- all have websites with lots of properties. They should all be offering at least one month free and I think some are offering up to three months free -- all free months are on the back end of the lease. You probably could negotiate the actual rental price at this point.

BTW, all rentals in NYC are no fee right now -- the landlords have to pay the fee since there is so little demand, so even if you go to citi habitats, just tell the brokers you are looking for apartments, but you insist the landlord pay the fee.

Thank you for the suggestions...And will def. look at those company sites. I was just wondering whether there were specific buildings, but I am assuming I can gather that information through those sites...

Try www.nybits.com

Craigslist.org can be OK, too, if you weed out the repetitive, phony, annoying broker listings. Stick with "by owner" and be skeptical since so many brokers abuse that classification.

I have a studio for $1,650 at 3 Hanover Square where the landlord is covering my fee -- it's a coop sublet, so the building has some application fees, but you could even get the owner to shoulder some of those if you were interested in doing a two-year lease.

Luxury doorman building, full Murphy bed, new kitchen, dining area, great closets.

Depending on what you're looking for, 21 West/Le Rivage, 1 West/the Ocean, 90 West, 45 Wall, etc. are all buildings in that area, if you just want to look at floorplans and availability and so forth.

nybits is the best, and for things not listed there they give you a listing of no-fee landlords.

Of course Stuyvesant Town and Peter Cooper Village are going to be cheap again.

Some have layouts, some don't. It depends on the managing agent.

Looks like a pretty comprehensive site but I am struggling with it. Craigslist had lots of bait and switch deals on there. Lies, lies, lies. Sometimes it's just easier to give up (or go home and take a nap at least!)

If the building has a website it can usually be found there. I didn't find NYbits all that helpful in my recent apartment search. A jumping-off point, but I preferred using the management co.'s sites or building sites. Just my $.02.
