Discussion about
I was scanning new apartments on the NY Times site, and I came across a listing for an open house for this apartment, which is listed as a 3 Bed/2 Bath with a price of $799,000. Surprised and hopeful, I checked streeteasy, and found that the only 3 Bed/2 Bath for sale in this building is actually listed at $2,965,000. Heck of a discrepancy... Is SE just not showing a new listing in the building? Or is the NYT site intentionally (or I guess accidentally) wrong?
hate to burst your bubble but keep dreaming. even though we are in a huge recession, sellers aren't dropping their prices THAT low. It would be nice though haha
I'm more bothered by the idea that someone posted an open house on the NYT at one price, and then apparently expects to pounce on visitors with an ASTRONOMICALLY higher price when they walk through the door. Like "Ha ha! I got you here and now you must buy! Muahaha!"
Ah, the Avonova. I've been in there. Not to my taste. I don't see that $799k listing on the Times. Perhaps it has been fixed now. There is no such thing as a 3Br/2Ba for $799k, not in Prime Manhattan.
Eliieworld: If you can post the Times link, I'll investigate. I walk past the sales office daily. By the way, the "official" prices at 219 are meaningless. I can share more color off-line (the e-mail address is my StreetEasy screen name at gmail.com)
who is the listing on the ny times by? Is it a realtor? if yes..there are certain realtors claiming that they have the 'inside negotiation' and can get drastically lower prices.
Uwswannab: Exactly. Square One has been especially egregious in that regard. The funny thing is that the great prices they claim to achieve through inside knowledge seem to be readily available to anyone who walks in off the street. The only thing the broker seems to add in this case is a 4% commission.
Ellie - this is clearly a mistake, system error or something of the like. Even in a business as shady as real estate brokerage, no one would pull such an outrageous bait & switch stunt as to list a place for 70% below actual list.
That would be the agency--square one! I wonder if they are actually selling the apartments? I had gone to see them once and although they were nice and new--the sizes of the rooms were small. There was one 2BR that had a tiny second bedroom and then there was one that had nicely sized rooms, but the living room was tiny. Oddly designed-at least the ones I saw.
The listing was at:
http://realestate.nytimes.com/sales/detail/25-NY5948D6/upper-west-side-new-york-ny-usa/3-beds/0-900000-price/PRICE-HIGH-sort/10-p/25-NY5948D6--520-PP1103--25-NY59400C-ls/13-t
The page shows "price not specified," but on the listing page under my search criteria (2+ bedrooms, under 900K, upper west side) the listing came up as $799,000. The brokerage is not listed, the page just says "Call Broker 212.787.8182," whoever that is.
Google Avonova. Maybe that was some glitch in the Times search engine. Nothing to get your hopes up about. ;-)
