Look, I'm a broker and even I don't recommend buying an "investment" property right now. If you want a home to live in for the next 7 years, it's a good time to be looking because homes are more affordable and there is plenty of inventory. Many sellers are offering incentives. But it can be a mine field, and you could indeed lose money in the short term. Possibly in the longish term, too.

What is your idea of investment?
- buy and then sell after property appreciates? What is your expected perecentage gain over how many years?
- buy and rent, how much do you want to cashflow every month. Or do you want to subsidize the renter
