Discussion about 39 Plaza Street #M1
Am I reading one right? It has a wacky history. http://www.streeteasy.com/nyc/sale/372985-coop-39-plaza-street-park-slope-brooklyn It's a strange apt to say the least. There appear to be no cabinets in the kitchen, and it's not clear whether the bathroom has a tub. Also, the place seems to be on the first floor, and the maintenance is high. GG: I think you're right--no cabinets in the kitchen. I don't know about everyone else, but that would bug me--and cost a non-neglible amount to fix.

$299k is a nice price for the space, but the maintenance is absurd. I'd be very concerned about the building if they let costs get that high.

I fully expect that in 12 months, you'll be able to get a 1-bedroom of that size in prime Brooklyn for $299k and less than $600 in maintenance. And it would have cabinets in the kitchen.

Definitely quirky though.

I almost looked at this place last year! The owner was trying to rent it for about $2200 a month. It's a funky little layout and does have some appeal but I wouldn't want to be on the ground floor with a private entrance, for security reasons.

As a purchase, that building better be spectacularly maintained for that kind of monthly fee!

I agree with you about the separate entrance, ctrlaltdel. Definitely an unsafe thing on the ground floor, unless there is an iron gate to enclose it (like burglar bars). And even then, it's unnecessary and weird.

There's a separate entrance? So, not only are you paying a really high maintenance fee for a doorman (in part), but you won't even get the benefit of having a doorman? Ouch.
