What's the deal here? Either the sq footage is inflated by 50% (doesn't seem likely according to floor plan) or there is some major trouble coming soon to the co-op. Or the TLC needed could reach 400K. Somehow, they're asking below $500 sqft with very low maintenance in passable area.

Hmmm, that is a curious listing. Is that apartment on the first floor? Horrible tunnel traffic?

You could go take a look at it. If I had time, I would walk over and look at it.

Really, the tunnel traffic would have to be coming through your Living room to justify way under 500 psf., especially since maintenance is also unusually low.

What is the real tax number? They only say common charges of $1200 and that's a condo? Something seems fishy. How about a guess that there is a huge assessment for those two new elevators?

I'm sure you will feel like the tunnel traffic is coming through your living room. They couldn't get a shot of the building without the tunnel traffic.

the floor plan says 825k w/ a main. of $1320.........worst block ever if u live on the 1st floor.

Yeah, I saw that on the GIF file but the listing says $700k. Maybe someone is selling the apartment for the owner and the owner does not know it is being sold. ;-) It wouldn't be the first time.

It could be legit, first floor apartments are a bargain compared to higher floors. I have seen large price discrepancies. You won't need to use those new elevators.

I would never live on the first floor. All the various critters (human included!) have easy access to your home. Its also the loudest on the 1st floor, unless you are in the back. If you are in the back though, its most likely very dark due to all the buildings around you. To each their own however, as 407PAS points out there are great deals to be had because of the reasons I just mentioned.

I thought this practice was illegal in NYS... Am I wrong? Also, did anyone see the pic of this agent? Oy--but it's not very nice of me to say that.

Be kind, people don't have to be fashion models to sell real estate. I don't care what an agent looks like as long as they know something about the property they're selling.

I am tired of meeting agents who look nothing like the photos they post online. It is a problem because I can't identify them in the lobby, the photographs are that old. We all age, get over it.
