anyone have any info on this building? seem like ok deals.

i went and visited. thought the maintenance / taxes were pretty hi, but the prices were good. also i live in the area in 87th and 3rd and love it. great place to raise kids id say. i guess the other thing was.. didnt think the facade of the building was that great.. but the interiors are spacious

This is an awesome building. I cannot beleive how fast units are selling.

Anyone who knows anything about this building, please help. I am going back this weekend to look at a huge 3 bedrooom in this building, that appears to be larger that the almost 1800 sq ft that it is listed at. It is less than 2 million dollars. What am I missing? WHy does this seem to goog to be true? The only thing I can think of it that it is on a low floor. Any wisdom would be so appreciated!!!!

One thing I seem to have heard on this site is that high charges can mean that the building doesn't own the land it's on, it is leasing the land. I don't know the situation here.

According to this website (Streeteasy.com) they have sold a total of three (3) apartments since they opened 4 months ago. Because of this, they were giving 5% discounts up until 3/1 and now (according to natefind.com) are dropping the prices of the actual units.

#5, You are either the sponsor or one of the brokers of the building. The largest 3 bedrooms at The New Yorker are listed at 1623sq ft, not 1800. And judging from the floorplans for each of the 3 brs, I even think the 1623 is a stretch.

it's the maintenance / tax. 3k is a lot for 1623 sq feet. i wld say that is VERY HIGH. the mainteance fee / sq foot multiple is 1.84x. you should ask why that is. this was a good article i read on it.

It depends. For this building it is high since the maint is higher than the taxes. In a building that the taxes are higher than the maint (like 2-1), it is not a problem since you get to deduct the taxes, reducing it by about 45%. (unless you are subject to AMT, then it is the same). Anyone looking in this building is so much better off in Maison East 2 blocks south. Less expensive, bigger and nicer.

Yes, that is why Masion is 50% sold and this building is less than 10% sold. The real estate market is a wonderfully efficient that way.

whats going in this bldg? what is the owner of 7S listing it higher than the developer sale price for 10S? any info is appreciated
