Discussion about
After an apartment is first listed, how many prospective buyers can you expect to see it per week assuming it is reasonably priced and the broker is working hard to bring people in. I am not counting open houses but rather private appointments.
I had 5-6 in the beginning. After a few weeks it got less.
I had 60 people/couples in 8 weeks -- more in the beginning. on the 8th week, I had three buyers all bid on the same day. Do not get discouraged by quiet times -- it moves in an unpredictable manner. Good luck.
what was done to market the places other than brokers calling each other?
Not too much to my knowledge aside from posting in the NY times.
10888 - the listing is also distributed to every brokerage in manhattan! as you know there are thousands of us and we will all have access to it which would NOT be the case if you were selling yourself.
Exactly! Thousands of brokers with dozens! of buyers between them.
oh no...thousands of agent rachels!
p.s. how you coming on counting the cash on your sick deal? one...two...three...snooze.
I just started showing my place about a month ago, and I think I would rather get a root canal, it is a serious pain. Last week traffic has really picked up and I got 10 sets of people come by appointment, 2 bidders, but we are still searching for a buyer. If you are disappointed by the amount of people coming its probably a price problem. The main issue I have with selling right now is the bids that come in are all over the place. People bid whatever they feel like bidding, bottom fishing. Don't be insulted, but keep trying. There are people looking even though everyone on these boards think the sky is falling. I wouldn't expect more then 5-10 people a week though.
what price point roughly?
Around $1 mn for a 2 bedroom, 1,400 SF full service coop. I don't think it's on MLS because we haven't actually signed an exclusive yet. It's not on Streeteasy for sure.
