Discussion about
333 CPW closed for 2.49m and 230 CPW for 3.3m, so what's the best current listing w/w/out park views on CPW? 300, 145, 225, 333, 211? I know there's alot of variables between building v. view, but if you had between 2.5-3.0 where would you go?
I'll go with 145, just because it looks well-preserved and my Bubby (may she rest in peace) would kvell to see me living at that address.
They all have warts. I don't like #56 at 333 at all, although the extra bedroom is nice. I thought #33 was a much more interesting apartment, despite the tiny kids' rooms and smaller overall footprint.
No argument with 145 CPW, but I'd have no hope of making it past the board. I like the layout at the 6-line apts in 333 primarily because of the very large living room open to dining room, immediately adjacent to kitchen. And of course, 4 bedrooms. Saw 106 3 years ago, cleared the buildings on 93rd (?) so had great light. Not so for 56.
The Board? At the San Remo? Heck, I wouldn't make it past the doorman. This is all hypothetical, right?
Hypothethical until my house in the 'burbs sells.
Hypothetical until I win the lottery. Probably still hypothetical even then.
The apt at the san remo is dreamy. Beautifully renovated, yet they kept all of the original baths and kitchen. Stunning and well priced.
262 CPW, 6F would be great if you can get it in your price range. Might need some work, though--are you looking for mint condition?

Seriously, not trying to be a DH, because honestly it comes naturally to me. But why would anyone want to live to live on CPW and have no view of the park. Kinda like going on an all you can eat Carnival Cruise line tour with an interior cabin, means nothing to me. I havn't been in the apt because it doesn't meet my specs, but, it doesn't seem like not much light or air flow can happens in this apt. At $1,300-$1,400 per f2 seems expensive to me. Why not go to a great six on Park Ave on a high floor with everything for less?. I think this apt meets the often mentioned current environment predicament. Great building, bad floor, bad light, bad view, or bad condition= NO SALE.
I get your point, but I liken it to living in a museum quality victorian. It's so well preserved that it's not about the view anymore.
I can understand the hesitation, but it gets plenty of light. No view, to be sure, and it might cause a pang walking by the elevator bank on the Park. Seriously, this is a tremendously grand layout, in excellent condition, and it's probably 2200 sf. The only possible work would be to fix the weird kitchen. (with the original stainless st charles kitchen, oh my!)
It's worth seeing, even if it's too small for you. and you can start making fun of me now, but I guess it will go quickly.

Nope I would never make fun, I just don't get it. Thats all, nothing more, nothing less. I wish the seller well. I just think Fifth Ave and CPW get such a premium, one should get the fairy tale for the price. Not just the fairy, or the tail (tale), but both.....peace
You're all wrong. The best deal is whoever is renting the penthouse next to Mr. Rudin at 241 CPW. They're probably paying $800/mo for it.
336 might join the conversation after a couple more $300K price cuts. Nice apartment. There was zero interest at $3MM.

Not familiar with 336; is it a well-run building?
