Moving in June/July

I am relocating to NYC for a job with my SO. We will be moving at the end of July or early June and are wondering if we should start looking at apartments now. Please advise!

Hi shirinali. How easy is it for you to look at apartments in person in NYC? If easy, then you could start looking now. It's good to know what's out there. However, most places you view now may want a lease start date of April/May. Though, in this market, those apartments may still be around in June/July.

Shirinali -- don't listen to any of the horror stories of the past -- there is plenty of inventory and you should be able to rent either a no-fee or get the landlord to pay all/most of the brokers fee. and you should be able to pick something up that starts in june or july a month before you need it.

I'd use nybits.com to get a feel for most of the no fee apartments -- there are a couple of landlords who run most of the big buildings, Related, Rockrose, equity residential, brodsky, archstone. They have tons of apartments and they will do advanced move in dates.

Also look at Craigslist and put july in your search. Landlords are scared and want to avoid having empty apartments.

whatever you do, do not rent before you need to -- the cost in extra rent would more than be offset by getting a slightly more expensive apartment in a no-fee building.

Yeah, wait until you get here. you will have NO TROUBLE. Get a one month sublet if you must, but seriously, its a desperate market if you are a landlord.

You will have no problem finding a place as long as you start looking 4 weeks in advance of move date. There is tons of inventory out there....

4 weeks -- no fee

no broker -- ask for 2 mo+ free rent. good luck.

Thanks for all of your helpful comments--this makes us feel a lot better. We will probably start looking in the next few weeks, but it's good to know that it's a renter's market and that we should be able to avoid paying a broker's fee and might even get a month+ of free rent! Thanks to all!
