I live there right now. They are offering a free month rent for all new tenants. What else would you like to know?
Thanks. Is the building quiet (noise through the walls/floors)? How is the cleanliness? Are you happy there?
Also, does the building respond quickly when repairs are needed? Many thanks.
And, are the posted rents negotiable?

I intend to. But I want to be prepared.
First of all, I believe all of the rents are negotiable right now. Our lease is up 6/1 and we are in the process of negoitiation right now. Our plan is to use the savings to move up to a larger apartment. Right now, we are in an end unit with neighbors only on 1 wall in the living room, so it is very quiet. The people that work in the building are very nice and it is very clean. However, the staff, which is quite large ( 30 people), is not as helpful as other buildings I have lived in. The doorman will open the door but not help with packages. If you are locked out of your apartment, there is only so many times they will come and open the door. I have a 2 year old who has locked us out several times and it has been difficult to get help from the building. The location is great. The garage is great if you have a car. Any other questions?
One more thing, it is an 80/20 building, which means that 20% of the tenants are subsidized and are paying a fraction of the market rate tenants.

Depends if you are looking for a dining area. With dining area, high 4's- low 5's, without low 4's
Was about 1K higher than that a year ago when we moved in.

Most 80/20 buildings are rent-stabilized for a number of years (Related, Archstone). It might be worth paying a little more upfront to lock in that benefit, if it exists.

Also, Brodsky has a lot more availabilities than they advertise. If you have good credit & a secure job, it might be worth playing hardball.

You have to be at a very low income level to qualify for the subsidized rent. The other units are not rent stabilized.
EAO, if the building is 80/20, I believe all apartments are rent stabilized. However, the "market" rent stabilized apartments started with a higher basis number. So right now the stabilized price is higher than the market price.
So, for instance if the stabilized price was 5k and rent guidelines board set the renewal rate at 5%, Brodsky could only max offer the rental at 5,250. But since no one is going to pay 5250, they will offer you a preferred rent (that's what it will say on the lease). At least that's been my experience in similar buildings.
Open house this Sunday at One Columbus, 124 West 60 and 200 West 60 from 12 -4. Attended an open house at 124 West 60 a few Sundays ago.
We saw three 2/2's with list prices in the mid to high $4000 per month. Then the agent would say there's a free month and guesstimate the lower price. But by the end of the visit she suggested that we could certainly "make an offer."
Know people that live in the building. Very quiet - good walls and windows. Stuff breaks more often than it should, but management company is pretty quick and good on repairs. Yes on fee month, yes, rent is definitely negotiable.
