Security Deposit - What is normal wear and tear on a unit

Can someone advise as to how a condo rental is meant to look after five years of living in it? What condition are the wood floors expected to be in? What is normal wear and tear? Thanks for any advice.

"Wear and tear" is a major gray area when it comes to rentals. Nobody knows for sure. As far as the floors, are they worped? That would be beyond wear and tear. Do they have lots of scrathes?

Yes many scratches. The apartment was brand new when we moved in and now it is five years later......In one room, the dinning room it is fairly worn down in certain spots where dinning chairs have constant movement.

You probably should have had a rug on that dining room floor. I would say wear & tear is indeed a gray area but worn down spots on the floor could be called "too much".

Wear to the floor's finish is not as much of a problem - generally landlords expect to refinish the floors after a tenant vacates. BUT - if there are gouges in the wood itself, that IS a problem because it represents actual damage (it is impossible to 'fix' gouges in wood).

So, if you have left heavy grooves that go below the surface, then expect to have your security deposit withheld. (And yes, you should have used a rug, or at the very least felt tips on the legs of your chairs.)
