Stuy Town rental renewal options - thoughts?

I've been living in Stuyvesant Town for three years - pay $2975/mo for a 1BR (which incl. utilities). Location is near 14th and Avenue B. Just got the lease renewal request - they proposed $2975/mo for next 12 or 24 months. Question is this - was anyone in a similar situation where you recently negotiated this down? I'm considering asking for an additional month at the current price to give me more flexibility to find something else - do you know if the leasing office has allowed this recently? Obviously a non-standard ask. Any thoughts are appreciated. Thanks.

THey are renting 2 bd/1 baths for this price now, FYI

I have a bridge to sell to you... gimme a call. Sorry, but honestly, there are much better places than Stuytown for that kind of money. I just looked at a couple of 1 beds for $2500 in Greenwich Village, right across the street from Suzie's Chinese restaurant from CL. I'd def. do some research and move out of Stuy pronto.

I ponied up for my rent renewal, which was no increase, but it was for a large 2/2 in pcv at slightly over $4000 which seems like a much better deal. i still felt like i could have done better, but not worth the hassle. although your location kicks ass on mine.

the leasing office has historically been awful about flexibility, and got only worse under TS. given the current situation, who knows. but i wouldn't be so fretful if i were you about the fact you only have a couple of weeks to locate and arrange for new housing. most years that keeps people in pcv/st and the assholes know it and give you almost NO time for renewals. this year, not at all.

they just voluntarily (well, in agreement during a lawsuit) ceased moving apartments out of stab protection.

StuyTown is advertising on Craigslist one bedroom (they're calling it conv. two bedroom) for $2380.

Yeah $2975 is a LOT for a 1 bed in Stuy town. I suggest you propose $2050 and OFFER to stay if they agree. Point out the opportunity cost (to them) if you leave. Thats what I did where I live, and I got $1000 per month off their "suggested" increase....

they are renting refurbished 2/2s for $3500, so you are dumb to pay $4000 without a fight.

jason10006, I have lived here for five years. i think $4000 is a bit overpriced, but i have done a fair amount to the apartment to add value (my kitchen is awesome, compared to the general apartment here).and the apartment is high floor with the most amazing amount of light and nine foot ceilings.

plus, you have to remember, my apartment may very well revert to RS status. you think i should hold firm for a few hundred dollars or move out?

and no, I'd doubt they are renting NEWLY refurbished 2/2's for $3500. they may be renting newly refurbished 2/1s in stuy town for $3500, and they may very well soon be renting the same in PCV, but from what I've heard they're down about 20% for the 2/2s in PCV.

Well let me rephrase...they leasing office is ADVERTISING $3540 net effective rents on 14 months leases for newly refurbished 2/2 in PCV on Craiglist and elsewhere. Not brokers, the actual leasing office.

However, your whole rent controlled arguement might be valid, but you are assuming the appeal is unsuccesful.

jason, thanks for the link, good information to have. in the summer of 2007 i had heard that TS was asking for $6000 for the top 2/2s in PCV. how times have changed. i'm obviously paying a bit more (15% or so), but there is a range also for pricing, depending on the building location, and floor. I'm at the top of the range, which I believe runs at least 10%, so I may not be paying that much more.

The rent control argument would, at the very least, imply that I should stay to see the outcome. The AD decision was 5-0, the court of appeals is much more tenant friendly than the AD, it wouldn't shock me but it would surprise me if they overturned the decision.

as i said, i have done quite a bit to the apartment, and the difference in rent isn't enough to make me play hardball. i did sign a one-year lease, and if the rent-control issue goes TS's way, I'll request a rent deduction next year.

$2288 for a one bedroom and two free months, plus $500 ..how times have changed from six months ago.
