Discussion about
Do you think that most real estate (condos, coops) that are on the market in NYC are on this site? I really believe this site is better and has a lot more than NYTimes.com for sure, but is there more out there??

I suspect > 90-95% is covered this site. The #s are very close to Miller Samuel's.

There is very little of Queens, Bronx or Staten Island on this site. I'm sure Manhattan and Brooklyn are denser, so maybe this site does contain at least 50% of all listings in the city, but I'd be shocked if it were as high as 90%.

When I look on the NYTimes site I always see lots and lots of apartments in Brooklyn that are not listed on StreetEasy.

"As a result, inventory in Manhattan hit its highest level in the decade since Mr. Miller began tracking that statistic, soaring to 10,445 units, up 34% from the year-ago period. What’s more, he notes that those figures do not include the units that developers do not actively market to sellers, known as their shadow inventory. Mr. Miller estimates that there are 5,000 to 7,000 units that fall into that murky category."

They still have no record of the sale of my apt from back in december on the ues. I think there are a lot of sales that they miss if it's not done through a major brokerage firm.
